AEG will locate a profitable development site, conduct the feasibilities and due diligence, and present the opportunity to investors. Once an investor is committed in a project, AEG will source the development finance by leveraging our consulting mentor’s contacts to secure the best deal. We will manage the whole development process from start to finish and at completion, the profits will be allocated as per the joint venture agreement. Investors can expect a Return On Investment (ROI) of between 35% to 55% over the duration of a project. AEG works with investors and land owners who desire to make solid returns relatively quickly, effortlessly and with minimal risk from property development. Sophisticated investors realise that the returns on traditional property and non-property investment strategies are too low and too slow. Although these investors have money, they lack the 2 key ingredients required for a successful property development (specialised knowledge and the time required to manage a project). So most investors do exactly the same thing as the average mum and dad investor: they buy property at retail prices and wait for the property market to appreciate.

We've created a range of mutually beneficial investment offerings where we can help investors become passive developers and tap into the pinnacle of property investment. The key is that our investors will be leveraging Bob Andersen’s 30+ years of development experience and the experience of his inner circle of consultants. He has a personally hand-picked team of consultants; some of the best architects, engineers, builders, financiers, solicitors and professionals in the market today, and of course at very reasonable prices due to his long-standing relationships with them. As the old saying goes, "It's not what you know, it's who you know".

The other huge advantage is that we offer our investors the opportunity to learn the development process if they wish to do so, with full transparency throughout the project. Our investors can choose to learn property development through us, or choose to “set and forget” and reap the financial rewards upon completion of the project.

Products/Services Offered to Investors and Land Owners


Syndicates

This is an ideal investment strategy for investors with smaller amounts of capital. Syndicates are a great way for savvy investors to become passive property developers, while expanding their property portfolio and creating instant equity. The investor will have the opportunity to invest at the front end of our development project and keep the end product at cost price with their profit locked in as equity. Alternatively, they can choose to sell their property at completion.

This strategy can be summarised in 6 steps:

  1. We find a profitable development site.
  2. We do all the feasibilities and due diligence, and present the data to the investors in an easy-to-understand format.
  3. We source the development finance, leveraging Bob’s 30+ years of development experience to secure the best deal.
  4. The site is purchased and the investor’s property is developed in their name, therefore giving the investor total security of ownership.
  5. We manage the whole development process from start to finish.
  6. At completion, the investor can opt to retain their property as a long-term investment at developer's cost price, or sell it for a cash profit.
  7. We charge a flat fee for our service with investors receiving the balance of profits.

The Next Steps for a Potential Investor

  1. We meet with the potential investor or land owner for an informal consultation to discuss the investor’s needs, the risks, rewards and the responsibilities of each party as well as answer any questions the investor may have. If the investor wishes to proceed further, we will determine a suitable investment strategy for the capital the investor has at their disposal. At this stage, AEG will proceed to source a potential site for a joint venture development. There will be no upfront cost and no obligation for the investor.
  2. We meet with the investor for a second no obligation consultation to discuss potential projects that suit the investor’s criteria. This includes the types of development, time frames, potential profit/return, finance structures & legal contracts. We will provide the investor with all the information that they require to perform due diligence in consultation with their own accountants and solicitors.
  3. Once the investor has conducted their due diligence and decided to proceed with the opportunity, we will arrange another meeting/s to facilitate the accounting and legal considerations for the project.
  4. From this point onwards, AEG assumes responsibility of seeing the project to successful completion. We will obtain the required finance, get the development approvals and permits, tender the building contract, project manage the construction process as well as market the sale all the way through to settlement. The investor can choose to learn the development process through us, or choose to sit back and reap the rewards at the end. All project matters including communications with consultants will be updated in real-time on the cloud to maintain full transparency and integrity throughout the project.

Joint Venture with a Money Partner

This is an ideal investment strategy for investors with larger amounts of capital. This system allows the investor to become a passive property developer and share in the development profit at the conclusion of a project. The investor will receive a share of between 50 to 60 percent of the development profit, depending on the size and financial structure of the project.

This strategy can be summarised in 6 steps:

  1. We locate a profitable development site.
  2. We conduct the feasibilities and due diligence, and present the opportunity to the investors in an easy-to-understand format.
  3. We source the development finance, leveraging Bob’s 30+ years of development experience to secure the best deal.
  4. The property is purchased in the investor’s name. The investor’s interest is therefore as legal owner of the property, therefore giving the investor total security of ownership.
  5. We manage the whole development process from start to finish.
  6. Upon completion, the money received from the sale of finished product will be applied in this order:
    1. Repayment of the development finance.
    2. Repayment of the investor’s equity contribution to the project.
    3. Net Profits shared between the investor and AEG.

Joint Venture with a Land Owner

AEG offers opportunities for land owners to maximise the value of their land by joint venturing with us on a property development. This would enable the land owner to receive full valuation price for their property and also participate in the development profit from the project. This could be an exciting way for a land owner to learn about property development (if they wish to do so) and to watch the transformation of their property while reaping the financial rewards of not simply selling to a developer at valuation price alone.

Alternatively the land owner may elect to be compensated for their land in part or in whole by retaining some of the completed property at the completion of the project.

The possibilities are endless, therefore we encourage land owners to express their needs and AEG will assess the potential and profitability of the site and will structure the project with you to make it mutually beneficial for both parties.

Through our joint venture model:

  • The land owner will be guaranteed the value of the land (as per an independent valuation).
  • The land owner will receive a share of the development profit.
  • The property will remain in the land owner’s name until development completion.
  • The entire project will be carried out by AEG, leaving the land owner stress free.
  • The land owner may choose to take their investment profits in cash or choose to own finished properties or a combination of both.

The first example is of a project that we currently have under contract and are seeking suitable investors for.

The second example is of a project that we are still negotiating with the land owner and may happen in the near future. Please note that we only tackle projects that demonstrate an ROI (Return On Investment) of 18% or more for our projects. Usually the profit share will be 50/50 on smaller developments, whilst larger developments will favour a higher profit share for the investor/s.
